Senoia Business Tax Registration ( Business License)
All businesses including home, online or mobile BUSINESS need a BUSINESS license because they are BUSINESSES.

First, select the business structure

Whether you are a real estate broker, agent, salesperson, Real Estate Inspection, appraiser, Real Estate Referral Service, Real Estate Investment Service, Real estate listing services, developer, or loan officer, you will first need to select the service business structure among a sole proprietor, a partnership, Corporation or LLC.

Regardless of which one you choose, you will need a general Business License. Note that very rarely you will need a special license for your type of business. Cases that you might need a special state issued license is if you are a real estate broker, or agent in which case, you will need a real estate license certificate from the state.

However, it is usually a general Business License that you need. If you also use a trade name such as "Your Real Estate Service Provider Experts," doing business as (DBA), or you are partnership, to do business (a name other than your full legal name), you also need a DBA doing business as certificate filing.

If you buy wholesale, or will sell any type of merchandise or services related item, for instance, if you sell a house and you bought all the equipment tax free, you bought it wholesale. If you decide to hire help/employees to help you provide the services, you will need a federal tax id number and a state employer number. You also need a federal tax ID if you are a partnership, an independent contractor, a corporation or an LLC.

A lot of real estate services businesses are independent contractors so it will not hurt if you have a federal tax ID because at any rate, you will have to use it as a business ID. You can also obtain a federal tax ID as a sole proprietor an use it as a business tax ID.

Finally, even services related businesses that are sole owner/proprietors can form an LLC or incorporate, in which case, they will not need to file a DBA.

Real Estate Associate

Successfully complete an approved pre-licensing course for sales.

The course is valid for licensure purposes for 2 years after the course completion date. Submit a completed application, electronic fingerprints, and appropriate fee. Pass the Real Estate Sales Associate State Exam. Activate the license, otherwise the license is issued in an inactive status.

Real Estate Broker

Hold an active real estate sales associate license and complete a real estate preceding becoming licensed as a broker or a licensed real estate sales associate or broker who has real estate experience in another state may apply the experience toward a real estate broker license if the applicant has held an active sales associate or a valid broker license for at least 24 months during the preceding 5 years.

Submit a Broker Transactions form to activate the license, otherwise the license is issued in an inactive status.

Real Estate School Instructor

"School instructor" means an individual who instructs persons in the classroom in noncredit college courses in a college, university, or community college, or courses in an area technical center or proprietary real estate school. Hold a bachelor's degree in a business-related subject (such as real estate, finance, accounting, business administration, or its equivalent) and hold a valid broker's license in this state.
Hold a bachelor's degree, have extensive real estate experience (as defined by rule) and hold a valid broker's license in this state.
Pass an Instructor Examination. Submit a completed Active-Real Estate Instructor form to register as a Real Estate Instructor for a real estate school. The continuing education requirement for a real estate instructor is a minimum of 7 classroom hours of instruction in real estate subjects or instructional techniques.

Agency -

(a) The relationship that exists when a person, known as the principal, contracts to another, the agent, to perform an act in that person's stead.
(b) Common term for a firm offering representation. Agent - A person authorized by another to act on his or her behalf.

Appraisal -

An expert judgment or estimate of the quality or value of real estate as of a given date.

Broker, Real Estate -

An agent licensed by the state to carry on the business of operating in real estate. He usually receives a commission for his services of bringing together buyers and sellers, owners and tenants in exchange agreements.

Buyer Broker -

A real estate agent who specializes in representing the purchaser. Some agents who specialize in this area are referred to as Exclusive Buyers Agents and do not list properties. Most real estate agents throughout the USA who work with many of the more commonly known franchises do both - list property and sell it as well.

For clarification, have each agent detail out to you their position in the transaction.

CRP -

(The Certified Relocation Professional) certification is conferred by the Employee Relocation Council (E-R-C). The designation denotes relocation professionals who specialize in relocation and who pass. CRS - The Certified Residential Specialist designation, offered through NAR, denotes an agent who specializes in residential real estate. Only about three percent of the members of NAR have earned this designation.

Escrow Account -

(a) An account maintained by a real estate broker, attorney, escrow agent in an insured bank for the deposit of other people's money. (b) An account maintained by the borrower with the lender in certain mortgage loans to accumulate the funds to pay an annual insurance premium, real estate tax, or a home owner's association assessment.

Exchange Company -

(Relating to Time-Shares) Organization, which for a fee provides vacation exchange services and will assist timeshare and camping membership owners in exchanging for other resorts worldwide. (Relating to Time-Shares) Your time period is defined by a season and your week period is not fixed. You reserve your time period within the appropriate season annually. Most resorts have a High, Medium and Low Season.

Home Owners Association - An association of homeowners within a community formed to improve and maintain the quality of the community. An association formed by the developer of condominiums or planned developments. Inspections - The analysis of the home to find defects that may exist.

Listing Agent - The broker employed by the principal to market the property. Loan

Originator - A person who works for the lending institution whose job it is to meet with potential borrowers to discuss loan options, rates, etc.

Maintenance Fee - (Relating to Time-Shares) Maintenance fees are established and collected by the Homeowners Association or Resort Management Company to maintain the property, pay insurance, utilities, refurbishing and taxes.

Mortgagor - The borrower in a mortgage agreement.

Notary Public -

One who is authorized by federal or local government to attest authentic signatures and administer oaths.

Real Estate -

Land and everything permanently attached to land; sometimes used interchangeably with the terms real property and realty.

Real Estate Broker -

A person or organization who negotiates real estate sales, exchanges, or remittals for others for compensation or a promise of compensation. Supervisor of real estate salespeople.

Real Estate Salesperson -

A person performing any of the acts included in the definition of real estate broker but while associated and supervised by a real estate broker. Real Estate Agent - A licensed person who works under the direction of a broker selling and renting real estate.

Real Estate Broker -

A middle-man or agent who buys and sells real estate for a company, firm, or individual on a commission basis. The broker does not have title to the property, but generally represents the owner.

Realtor -

A real estate broker holding membership in a real estate board affiliated with the National Association Of Realtors.

RREI - Residential Real Estate Inspector (RREI) or Commercial Real Estate Inspector (CREI) both are members of the Foundation of Real Estate Appraisers (FREA).

Sub-agent -

A real estate agent working for a principal through another real estate agent or agency.

Title Search or Examination - A check of the title records, generally at the local courthouse, to make sure the buyer is purchasing a house from the legal owner and there are no liens, overdue special assessments, or other claims or outstanding restrictive covenants filed in the record, which would adversely affect the marketability or value of title.

Trustee -

A party who is given legal responsibility to hold property in the best interest of or "for the benefit of" another. The trustee is one placed in a position of responsibility for another, a responsibility enforceable in a court of law. (See deed of trust. )

Underwriter -

The person in the lending institution whose job it is to review loan documentation and evaluate the borrower's ability and willingness to repay the loan. Wholesaler is a middle man, and a good wholesaler becomes a very well payed middleman that other investors love.

The thing is that if you have a good enough deal under contract, there are other more established investors out there that will be glad to pay cash for it in a matter of days.

If you have a house that will sell fixed up for $100,000, it needs $10,000 in remodeling, and you have a contract on it for $55,000, then with a developed investor network you could have an investor buyer for it for $60,000 in a matter of days.

You sell it or assign the contract for 60K, you bought it for 55K so you just made $5,000 in a matter of days.
